Yale Assure Lock Not Pairing

I'm still relatively new to Z-Wave. Trying to pair my Yale Assure Lock 2 with the Hubitat C-8. I've got the AYR-MOD-ZW3 module, v2.35 firemare.

I've tried with and without S2 security and keep getting stuck at the message:
The device is completing bootstrapping and no further action is needed. It will show up below once bootstrapping has completed.

I'm thinking it may because I have under Z-Wave details, a ghost:

Neighbors: 4, Route Changes: 0|Pending|RefreshRemove|SPECIFIC_TYPE DOOR_LOCK||None|01 -> 19||

I've tried removing it - and it just says Pending. Any advice would be appreciated.

Click refresh on that line that says pending, a remove button will show up. Can you post your entire z-wave details page (use windows snip)

Ghosts will inhibit pairing.

Secondly a lot of locks need to be paired net to the hub because of the whisper encryption key exhange...

Any time you have a failed z-wave pairing, STOP! Check the z-wave details page for ghosts...

I've tried the various other tips I've seen on this board - rebooting the hub; removing the battery from the lock. No luck so far. At one point there were two ghosts - both for the lock. One I was able to remove, but this one just won't delete.

Okay I've successfully removed the ghost, but I'm back to the same issue where I attempt to pair, get the message:

But it doesn't add. I've tried this with and without S2 security, and with the lock within a foot of the hub.

You can't add it without s2, hubitat won't allow it. Are you trying to include by deivce brand or are you just using z-wave include (I recommend the latter). Make sure the lock is paired within 2 or 3 feet of the hub. Don't use smart start.
