Replace Vivint system with Hubitat-driven alarm system for rental properties

I have a number of rental properties all using Vivint security systems. All of the Vivint devices are Z-Wave (except the cameras althought they're reasonably well integrated) making Vivint a seemingly flexible/open design choice. Vivint policies are the opposite of open and flexible and they nickel and dime at every opportunity. Hence, I want them out of my life. I can re-purpose door locks, contact sensors, water sensors, etc. for use with Hubitat so the existing hardware investment isn't entirely wasted. The modern Vivint systems I have don't work with alarm retrofit options like Konnected or Envisalink, etc. so I'm looking to start again.

I'm wondering if anyone has built an alarm system entirely around Hubitat (no regular alarm of any kind) that includes:

  • contact sensors (easily done with existing Z-Wave sensors)
  • motion sensors (as above)
  • water sensors (as above)
  • smart locks (same; Vivint use Kwikset but refuse to allow me to add my own Kwikset locks)
  • alarm panel (there are options such as buying Ring panels and factory resetting)
  • monitoring services (Noonlight appears to be an option)
  • doorbells/doorbell cameras
  • other security cameras that integrate with Hubitat

Thoughts/ideas/cautionary tales/recommendations/etc. all appreciated.

Hubitat doesn't offer any type of monitoring solution. There is also no provision to contact emergency services.

I can totally understand why you'd want to replace Vivint, but if you want to stick with a z-wave system, I'd recommend something monitored - like Ring.

if you dont mind monitoring it yourself via alerts you can use hubitat for some of the stuff
i have door locks , water sensors, temp sensors, thermostat etc. and have rules for various alerts in my rental units.

I don’t have rental properties, but at my home, I replaced my Vivint security system with Ring. I was able to keep my existing door locks and pair them with my new system (Ring). I did have to change all my other monitoring equipment (Door sensors, motion detector, break sensors, etc.). It was worth the effort to change them all to a Z-Wave solution paired with Ring.

I then used the community integration to bring in all my Ring devices to Hubitat (Including locks, sensors, etc.).

This solution has been working great for me for the past several years. I would recommend it as Ring is reasonably priced as compared with Vivint, and doesn’t have contracts like Vivint has.
