It's been more than 2 years since I had last updated this project and I've made several improvements during this period.
I'm currently running it mostly for custom mmWave [+PIR] sensors.
The advantages compared to off the shelf products are that it is very easy to hide this setup inside wall boxes/roof/etc., greater control over sensor sensitivity and mainly that it only sends Zigbee messages when needed (presence detected / not present anymore), instead of flooding the mesh with thousands of unnecessary messages.
The XBee3s are very stable in the Zigbee Mesh and are great repeaters too.
