Need help - foundation repair in the Dallas/Ft Worth area

Hey all,

I’m taking care of a house in the Dallas/Ft Worth area. This is about 600 miles from where I live, so I don’t know any contractors in the area.

I’m pretty sure there are some foundation issues (see attached photos) and I need to get them fixed.

I’m looking for recommendations for contractors that do foundation repair in this area. I trust the folks here much more than a Google search!

I’d suggest finding a structural engineer specializing in residential homes before talking to people that do repairs. A good one will examine every inch of the home and tell you what is really a problem and what is just cosmetic. I had cracks in what I considered my “foundation” that he pointed out was just cosmetic brick over the real foundation cinder blocks. Meanwhile the RamJack people told me my whole house was about to collapse if I didn’t install eight new piers immediately. That was 25 years ago.

Have them reroute that downspout while you're at it - nothing but problems will come from it's current drain path.

I’m on that like white on rice! Just spent the last 30-40 minutes moving all the downspouts away from the house. They’re at least 3 ft away now …

It does look like the brick facade shifted or maybe the window?

Any visible damage inside?

Oh yeah. Cracks along those same walls. And some cracked tiles in the flooring.

Ok that probably debunks my theory then. :slightly_frowning_face:

Moving the downspouts will help at least not make it worst if that was part of the cause.

Luckily, I haven’t had to deal with foundation issues yet. I have long figured I would call these people if I ever needed it. Good advertising, I guess. The owner is a structural engineer. https://www.structuredfoundation.com/. Smart Foundation repair advertises on Channel 4 a lot.
