Well, to finally close this out. Added one more repeater and visually speaking it allows the zwave to 'go around both sides of the staircase' and since doing that...it's been reliable. A little slow but it's captured every event this weekend. So z wave mesh was the issue!

Greatly appreciate feedback to help on this!

Do an individual repair on devices around the repeater and see if that helps with some rerouting (do not do a global repair)
