House Alarm in 2025

Hello, does anybody have recommendations for an alarm system that can run in tandem with Hubitat and has a local/non-cloud interface with Hubitat .

Konnected looks like it doesn’t have keypads and you have to use a tablet if you turn it into a stand alone alarm.

And I’m not sure if I understand envisalink/eyezon after going through their thread and GitHub read me. I think it’s cloud based. They have a product called uno that looks promising, but I can’t find Hubitat documentation for an integration

I’m looking to replace a 2gig alarm system from 2010 that’s on alarm.com and go to fully local control instead of cloud control that can be broken on alarm.com’s whim.

It’s for my parents place so it has to function on its own if Hubitat fails with its own keypads.

Get one of the IQ series. Can self install. Surety is an inexpensive provider of ADC service.

There is a community driver based on the built in Control4 integration in the panels. It's a local integration.

I have a DMP alarm system and use Konnected to interface the DMP to Hubitat.

My parents have a DSC panel, and I used Envisalink for their integration. The integration is local and not through the cloud. You can use the Eyezon app to control the DSC panel remotely. That's probably the cloud portion you're referring to.

You could use a Frient keypad with Konnected possibly.

I use Konnected and have it arm and disarm via presence. Sometimes I have to pull out the hubitat app.

This is in no way a life safety solution.

My plan is to use an M1 Gold Security & Automation Control for security and fire alarm and "loosely" tie it into HE using the Elk M1 Integration driver.

By "loosely", I mean that all security and fire sensors/devices will be directly connected to the M1G control, and the M1G control will not rely on HE for any security/fire related functions.

I have bench tested the above but haven't implemented it. My biggest concern is that it looks like the HE Elk M1G driver isn't actively supported. Of course, that may be because it is fully functional and there are no reported bugs.

You could get an Abode Security System, then integrate it with HomeKit; the Abode to Homekit Integration is supposed to be local. You would disconnect the Abode Hub from the internet once you have everything set up and integrated to HomeKit.

Then you can you a workaround to integrate HomeKit devices to Hubitat (instead of vice versa) - you create a virtual device in Hubitat, link that to Homekit, then in Homekit you have write an automation that mirrors the actual HomeKit device and the virtual device.

Theoretically the above would keep it all local, but seems like alot of messing around...I want my security connected to the internet with cell backup because I want it to call fire/police when needed...

The Qolsys line is all cell built in.

There’s wired sensors in the house, do I get the IQ Pro, and remote secondary touch screens? Do I need
an iq panel v4 if I get the pro?

This whole thread is exactly what I was looking for! Yes, I’m looking for the security system to remain separate from the Hubitat and function without Hubitat, but report states of sensors and allow Hubitat to arm and disarm.

I'm not a fan of the remote screen. I have one. It's ok.

I don't think you can go wrong with the pro or the panel plus wired adapter.

This is exactly how my Abode and Hubitat system are set up. In addition, not only do the states of all the sensors report in Hubitat, I can use those states in Hubitat triggers. For example, I can use the Abode motion sensors to trigger lights going on, even when the Abode alarm is in a state to ignore the motions sensors (ie not alarm on them).

It does do this through the Abode Cloud; I could use the Apple Homekit integration to make it all local, but right now Abode's cloud is reliable, they have the data anyway, so I'm not giving them more data, and I prefer not to add a 3rd system to the mix because I prefer fewer potential points of failure.

The Qolsys integration is all local and imports all of the devices so you can trigger. You should first get the whole security system set up and devices named how you like. Then integrate.
