Garage Door switches Controlled..open with controller or app

Ok I have a strange problem .
I have a Go Control Garage door opener and added an Ecolink tilt switch as the control switch was a blt flaky when reporting. The Ecolink reports status correctly 100% of the time and the Go Control most of the time but lags at time. It does work with the dashboard app for open and close.
I have a rule to turn on a fan and overhead light when opened and off when closed.
I believe I have narrowed down the problem that when controlled with the dash board app it works on and off..with the physical garage door push button switch the fan and or the overhead light don't always turn on /off .
Let me add the Light is controlled by a Zwave switch and the fan a Zwave outlet.

"changed" can be a dicey trigger, especially in cases where the state change isn't immediate (like on/off). I'm not familiar with that sensor, but unless it instantaneously reports open to close (and vice versa), the "changed" trigger could be a wildcard here.

I admit I use a "changed" trigger in one rule, but I avoid it whenever possible.

If this was me, I'd split this into 2 separate rules... One for trigger "tilt sensor open" and one for "tilt sensor closed".

I can totally relate to the attraction of trying to use as few rules as possible, but rules are free. More often than not, splitting a desired automation into a couple/few simpler rules (instead of one larger catch-all rule) is the smartest play.
