I think it depends a lot on the details of your use case.

How far away is the gate? Is it metal or wood? Is there line of sight to the receiver device or trees/hills in the way? Stuff like that. Commercially available devices are presumably weatherproof and intended to work over longer distances than most z-wave/zigbee contact sensors that are typically used indoors, so it would make sense for them to cost more.

There are examples of how people have modified cheaper contact sensors for outdoor use, here and in the smartthings forum.

Have you tried a regular contact sensor? Some silicone sealant could go a long way towards adequately weatherproofing it if it's not very far away.

No special treatment applied, same sensor been working for over 2 years now...

I’ve had an Iris V1 contact sensor on two outside gates for over 5 years now without any issues. I did not use anything to weather proof them.
