Are all settings (including zones) available on HE w/out adding an Aqara hub or using Aqara app to set zones and more advanced settings?

Third here...as long as the cardboard tube part can be done w/out it looking too dorm-ish and passes WAF. That approach should be very reliable.

If you wanted to get fancy, you could use this hardwired laser perimeter sensor. Just wire it's output to a generic zigbee relay to integrate it with Hubitat.

The zones are set up in the Aqara app, and then you have to bring the FP2 into Hubitat via the HomeKit Controller Integration (which requires, IIRC, the C8P). The zones come in as children of the overall sensor (but are listed as motion sensors, not presence sensors), and there is an additional child for the light sensor in the FP2.
