Static address for the hub on the local network.
I didn't make any changes to the configuration during the upgrade to 8-Pro. Everything is the same. It worked on my previous hub (I think it was 6).
Also, I am accessing it without any problem using that static address through a browser on my computer and also on the iPhone. It doesn't work through the app only. But it did on the previous hub.
Do you have any other ideas to try?

I can access the local dashboard using Chrome and the IP address on my iPhone and iPad
I can't access the local dashboard using the app but I can access the cloud-based. I deleted and reinstalled the app multiple times hoping it would help - it did not help.
Tried that before a few times and it didn't help.
I just updated the hub firmware and now I have a new behaviour:
When I open the app now I get a message "Switching to the local dashboard". I wait (without cancelling) until it switches.
I go to the local dashboard and it works.
I go back to my list of dashboards
I select the same dashboard as a few seconds ago - it doesn't work
I can switch back-and-forth between local and cloud and at this point none of the local dashboards works.
On the other hand, if I select "cancel" when it says "Switching to the local dashboard" and I select manually the local dashboard icon, the local dashboards don't work but the cloud dashboards work
I've had the same problem accessing locally from the iOS app for weeks. It used to work fine after upgrading to C8 Pro a couple of months ago. I haven't changed anything.
It's a pain using remote access from the app, but I'm kind of resigned to it after troubleshooting a few times. I always hope that a new update will fix it.
It is beyond the pain. One of the main reasons I selected Hubitat was the ability to access it locally in case my Internet connection would stop working. While I still can type the address of the gateway in the browser, my wife won't be able to do that while I am away. Also, she told me she didn't want to have to remember that she could use her browser and a bookmark. She liked being able to just open the app. Her experience has completely changed with this problem.
You can paste the link to a dashboard as a shortcut, and it looks and acts just like an app. In fact that is what many used before the mobile app was available.
I think the only downside is that the link only opens one particular dashboard.
I can't help with iOS, I have no idea how any of that works. I would answer the questions from support (Moncho1138 directly above) as he is the Hubitat app developer.

When I select a dashboard using local access no message appears. Simply nothing happens except for a very thin blue line at the top of the screen (a progress bar?) appearing for a split of a second. The "progress bar" at the very top of the screen moves across approx 15%-20% of the width of the screen (extremely fast) and disappears.
