Just received my second Zigbee device - Temperature/Humidity sensor.
And this device behavse sae: hub receiving data only if device located in 1-2 meters.
Just device moved to 3-5 meters - 'ales kaput', no more data on Hub.
Second device is AVATTO S-H02, first is Sonoff SNZB-02.
Is there some issue with C7 Zigbee wireless range or just with mine devices ?
Zigbee is a mesh network, so devices relay messages between each other to increase range. That being said, If your 5 meters is open air and your device can not talk to the Hub then I would say you either have a bad device or some serious interference from something in the room. If that 5 meters is through some walls then depending on what those walls are made of you may need some repeaters.
I have some zigbee bulbs on my front porch and the one furthest away from the hub is probably 15 to 20 meters. There is a repeater about half way between though.
Those aren’t listed as compatible. They may connect, but your results may be unreliable too. Looks like you’re finding that out.
No idea about the Tuya, but I have a Sonoff motion sensor and it’s range is terrible. Other Zigbee devices I own don’t have the same range problem on a C7, so it’s definitely just a really cheaply manufactured or incompatible radio in the device.
Try adding some mains powered Zigbee devices to repeat the signal.
First one is Sonoff SNZB-02 device, second - AVATTO S-H02.
Sonoff just a white box, AVATTO have LCD display, so usefull also as standalone device too.

Now waiting for Xiaomi/Aqara devices delivery - will check too, hope soon.
Pick devices from the compatible devices list I posted above. You are picking devices that are all difficult to keep stable and are not tested as compatible by Hubitat.
The driver you listed is a community driver. The Sonoff are compatible. Use “Sonoff Zigbee Temperature/Humidity Sensor” driver built-in to HE.
You are going to experience nothing but trouble with the specific devices you’re selecting, especially without any Zigbee repeaters. IKEA TRÅDFRI outlets are inexpensive and will do a decent job in a small space. Do yourself a favor and at least get a few of those, then pair your battery powered devices again after the repeaters are paired to the hub.
Going to echo @SmartHomePrimer’s advice. Stick with devices on the compatibility list. Or are confirmed to be ZHA1.2 or zigbee 3.0 compliant.
Commonly available Xiaomi sensors are not. And, even though the new Aqara-T1 sensors are reportedly zigbee 3.0 compliant, in real-life there are multiple reports that they are very finicky about repeaters. With “incompatible“ repeaters, they drop off.
