I've had Moen Flo for 4 years and it's been very reliable. There's an integration for Hubitat, Home Assisant and Homey and others too, but the aforementioned three are what I have, so that's why I'm able to confirm those for sure exist.

The drip detection feature is very good. I have been saved several times with it. Since I just installed my hose sprinker valves for the season a week ago, it caught a slow drip at one of them I was able to correct. It can be irritating to train in the beginning if you're using a lot of water irrigating, but that is a temporary annoyance.

It may be cloud, but it's completely reliable cloud that has proven I can trust it. I use the Hubitat integration to tie in Zigbee leak sensors, rather than the Moen Flo WiFi leak sensors. I'd definately buy it again, and I feel confident in recommending it to anyone.

Thank you for confirming. I’ve heard good things. Curious, where is it installed? Where your in house shutoff is or where the water comes into your home (crawl space here).

Ours is inside in a closet where the water heater is. Our house is built on a hill, so it’s a back split. We have a downstairs, but no basement. Don’t need them on Vancouver Island. The plastic pipe comes out of the slab foundation and there is a shut-off and then a pressure regulator and then the Moen Flo. I had it installed by a licensed plumber.
