OK, this is a little embarrassing because of the simplicity of the problem. I am able to join in my inside garage door sensor to HE and using the SmartSense Multi Sensor V4 driver. I assume that is the correct driver?
I set up a Simple Lighting Rule to turn on several lights based on when the inside door opens and turn off after 30 minutes. For some reason, the rule is not seeing the door open and close?
The logs are reporting acceleration activity but not open/close. What am I missing?
OK, just for experimentation, I set the "Do you want to use this sensor on a garage door?" to YES(xyz events off) and the Simple Lighting Rule worked.
I toggled that setting back to NO. And now the Multipurpose sensor is reporting the door open/close now and the Simple Lighting Rule is functioning? Go figure 
Saw something similar posted in another thread. You also want to hit the Configure button at least once after pairing...sometimes that's all it needs to start reporting any missing attributes. I'm pretty sure that swapping between Garage mode initiates a zigbee "configure reporting" command and that's probably what did it for you.
