Is there a simple way to delay turning ON when motion is detected? I want the exhaust fan in the bathroom to turn ON but only if there has been motion for two minutes.

In Rule Machine select your trigger to be motion from whatever sensor you are using. On the screen where you choose the sensor to use and motion active if you look further down you will see a sliding toggle that says "and stay?" beside the toggle. Turn that toggle on and enter 2 minutes in that field.
That should tell this rule to trigger if motion is detected on this sensor for two minutes.

I have never used this feature but from looking at it this feature does appear to do the same. Sorry if I was home I would run a trial.

No, that feature simply delays the activation of that Action.

Good point I didn't notice that. It will delay the action regardless if motion stays present or not. If there is motion at all then that action will take place at the delayed time.
