Rule Machine for bathroom fan using motion sensor

All,

Have been using a rule to compare humidity between bedroom / bathroom in order to run the fan. Want to create a rule that will turn on the fan if someone is in the bathroom for more than say 4-5 minutes, assuming therefore toilet usage. I just set up motion lights in the bathroom and figure this would look similar, but want to make sure that the motion detector sees a person for a few minutes, then leaves the fan running for 10-15 minutes after motion stop.

I use a Basic Rule for this, although Rule Machine would work as well. Side effect of this approach is that second entry into bathroom during the 10-15 minutes extends the time the fan is on, but who cares?

My two speeds bathroom fan runs 24/7 on a lower speed. High speed is controlled by bathroom occupancy mmWave sensor an humidity sensor.
