You have both conditions true currently causing both opposite actions firing at the same time.
Sorry, I should have included our presence in the condition. This way, the garage door can't be opened if we aren't home, beyond pulling the release cord...

Tried this and after 20minutes it didnt notice me.

I know this error is caused by me poking around, however wanted to report it anyway
I'm trying to setup my Ring Alarm using RM4 and while going up and down the list looking for actuator, I end up with this error. As you can see, it's just the beginning of a rule
Only way to fix this is to delete the rule and start over

Where is the rest of the rule?
It's missing at least an END-IF. Also, the rule currently will not do anything if the temp is <6, because there is no part for that. I suspect, you need an ENDIF before the ELSE, alternatively, you need and ELSE after the first existing END-IF.
I'm not sure why it's not working presently, but fixing that up may help.
Im not sure what's going on with the second screenshot, but in the first, there are two IF's, and only one END-IF. Still talking about the first screen shot, the END-IF closes the nearest IF, in this case the second IF. You still need an ELSE after the first (and only) END-IF to cater for <6. Otherwise the rule will never cancel the repeat etc, except if notification is turned off (somehow, and not by this rule).
How are %value% and %device% determined? In the following rule, %device% shows as my hub name, and %value% shows as the Mode. How can I change it so it tells me which doors are open?
EDIT: Nevermind, I can do this with HSM and eliminate this rule!

Any chance of adding support for a case statement to support a state machine?
The case statement would continue to be evaluated every x ms (x would ideally be programable line a repeat is now.
I know this can be done with a repeat and if, else if, else if. It’s just a little bit of a cleaner coding style is you are always evaluating the same state value.
I’m an FPGA guy. Can you tell? 
Another note - any forward plans to support variable concatenation, bit wise operations, binary or hex value, etc? Things that I would think are native to the cpu this is running on and would be nice to be exposed upward.

I'm trying to find a better way to write this rule so it isn't running constantly, unnecessarily using resources:
I'd use Simple Lighting, but it would lose the hysteresis that would keep it from flipping back and forth on an overcast day.
How frequently does it run, and why do you think that is a problem?
Not necessarily a problem, but I'm trying to isolate why my hub gets bogged down periodically - starting by simplifying some rules. I figure if this is running every 5 minutes or more, it could potentially be getting in the way.
