Mode management for a 2 location hub

I’m puzzled on how to set up modes for a hub that serves 2 distinct homes. I run 2 Airbnbs that are side by side and share all utilities. Sometimes one is rented but not the other. So I would want the flexibility to be in away mode for half of the devices but in a present mode in the other. I tried creating 2 sets of modes but only one can be invoked at a time. My only other theory is to set up 4 sets of modes for the 4 possible permutations. Advice welcomed.

How are you currently managing modes? My initial thought is that it would make sense to just use the four possible permutations.

It's a new installation, I'm just setting everything up and didn't want to do a whole bunch of gymnastics before finding out from the community that their is an easier way.

As you found to be the case, one hub can have only one active mode at a time.

So if you want to use modes, yes you’ll likely need to create additional modes that account for your possible combinations of occupancy and vacancy.

There are probably other ways to accomplish something similar, such as with virtual switches and restrictions that make use of those switches, or hub variables and rule machine rules.

But that wouldn’t necessarily be easier or otherwise advantageous. Just another alternative.

I'd just get another hub and keep the houses separate.

@ngbergeron... I would second this suggestion to use 2 hubs. They don't have to be totally independent. Assuming they would be on the same local network, you can use Hub Mesh to share devices and automations between the 2 hubs.....Hub Mesh | Hubitat Documentation
