Many times using a fixed IP within Hubitat causes this issue. Change to DHCP on the Hubitat, and do an IP reservation in your router.
Change to DHCP. Make sure speed is set to AUTO not fixed 100. If you can't reach the hub, press the reset button on the bottom of the hub with a paperclip or toothpick for 7 seconds. This will reset ONLY the network settings. After it reboots go to hubitat.local. You're better off reserving an IP in your router than setting static on the hub.

Have xFinity system with four ports, Hub is on an Netgear 8x port GS208 switch in my rack. Had the feeding Ethernet line going thru my UPS on the rack for surge suppression - took this surge suppression step out and update ran without issue.
Going to leave the UPS surge suppression out, as I've recently added a whole house surge suppressor.
BTW find.hubatit also now works
That was the next thing I was gonna ask about. Some of those surge protectors suck. Glad you got it figured out.
