Help with new bathroom!?

Bathroom remodel to the studs.

Need recommendations and/or ideas!

What’s best:

  • exhaust fan
  • humidity sensor
  • motion sensors
  • wrgb light strips
  • water leak sensors

I’ve never used any light strips before, I’ve seen lots of options out there. How best to install them under cabinets to hide the wires? Should I install outlets under the vanity?

What sensor to use in the toilet closet to ensure that light turns on/off accurately and doesn’t require waving my hands while on the toilet?

Any other bathroom ideas or recommendations?

If you want led strips to provide the lighting i would integrate diffusers channels into the cabinetry or walls. Then look at power either being in the cabinetry or in a wall behind a access plate with a outlet.

The type/manufacturer of the strip is a complete preference thing. If you have good enough wifi i would probably do Govee, but i am bias in that direction. You could use any kind of strip as long as the network tech it uses network is good for it.

You may want to look at MMWave based presence sensors. PIR based motion sensors are notorious for going inactive and loosing your presence when you are still. If you can find one that does temp and humidity great but i wouldn't lock in on being one device for all of that. You can find some very tiny temp/humidity sensors out there. Zooz has one.

Make sure any automation and rules allow for the sensor cool down period and a reasonable time to retrigger. You dont wat the time to deactivate in the rule and the cool down time for the sensor to be to close to each other. There needs to be enough time for the sensor to retrigger and that will prevent it from turning off on you.

I like the Zen30 Double switch from zooz. It seems to be a bit more robust for handling fans with it relay circut.

Ofcourse the Zooz products are zwave so if your home Automation is weak in that area your milage may vary.

I would suggest you also put a outlet near the toilet as there may be uses for it if you want a bidet or something in the future.

There are a ton of options for water sensors. All of mine are currently old Zigbee Smartthings ADT variants. What is important is you have them and test them occasionally. They are one of those things you never really want to trigger cause it is a very bad day if they do. I wouldn't hesitate to get either Smartthings, zooz, or aeotec water sensors. I am sure there are others out there that are good as well.

For water leak sensors, I would check with my insurance company. Some offer discounts for certain installations (although they are very specific brands / services). You might also look into whole-house security/safety option. Your company may offer with policy discounts (i.e., security barrier, smoke/fire/co detectors, leak detectors).

Do not skimp on the water leak sensors along with a REMOTE notification method. Damage can be significant (one friend, over $20K US, another (recently) had to move out for two weeks and have all the walls replaced up to two feet (water wicks up the drywall). Plus furniture damages. I am thinking > $20K.

By order of priority

  1. Air seal the h--- out of EVERYTHING. You are down to the studs. SEAL EVERYTHING on the exterior walls - seal studs to exterior sheathing vertically, seal top & bottom plate to sheathing, JUST SEAL. Seal every penetration for plumbing, electrical, etc. This single issue will have the biggest impact on increasing your comfort.

  2. Panasonic Exhaust Fans with integral moisture sensor, paired with Swidget Timer Switch with Zwave Temp/Humidity/Motion sensor insert.

  • Make sure the switch to the fan is installed in a box with another switch for something else because you won't wire your fan switch to power
  • Make sure the electrician wires the fan so that the fan is always powered and primarily controlled via the moisture sensor. This will protect your house by not allowing someone to override the fan when it must be on due to high humidity. [ETA: Very important because if possible you want humidity control to work even if an older you or the next owner removes the Hubitat/Smarthome system]
  • Wire up the swidget as a dry contact controlling the fan, and getting power from the switch next to it in the box. This will let you control the fan being on at other times using your HE. The Swidget gives you a second humidity sensors as a backup and gives you your motions sensor.
  1. Install an outlet accessible from inside the vanity for under cabinet lights and for things like hair dryers, etc.

  2. Install an outlet behind the toilet for future bidet, even if you can't ever imagine wanting one. They are apparently quite useful if someone becomes disabled or is elderly.

  3. If your house has a hot water recirculation pump that either constantly runs or is on a timer, consider changing that. If the shower/tub light is on a separate circuit from the other lights, then you can install a smart switch for just the shower/tub lights and trigger the recirc pump to run for 2 minutes or so when the shower/tub lights go on. If your household also sometimes, but not always, needs immediate hot water at the sink, then install two other sets of lights, such as overhead as well as vanity wall lights. When one of them is turned on, the recirc pump goes on. When hot water is not needed, the other set is turned on.

  4. Install power for a lighted magnifying mirror if an adult female uses this bathroom.

  5. Consider a dedicated circuit for a towel warmer. The wall hung towel warmers are a pain; the heated bins get your towel warm with less fuss, but either ought to have a dedicated circuit.

  6. Install blocking everywhere for future grab bar install. Seriously.

  7. For toilets, I highly recommend the Niagara dual flush that use 0.5 gpf for liquids and 0.95 gpf for solids. They are not smarthome connected, but they are smart...
